
The 23 apartments in Nyarutarama all have a direct view over the new Kigali golf course with the city centre in the distant background.
A separate internal entrance in the south of the property provides direct access to the golf course. The apartments have two or three bedrooms each.
The project should and will set new standards in all aspects in Kigali, in ecology as well as in quality, architecture and services.
Ecology & Sustainability
Today, sustainability must be a high priority in every construction project, and with appropriate planning, a lot can be achieved. To avoid grey energy, we try to use local building materials wherever possible. For example, the bricks for the facade are made in Kigali with local clay. As much of the land as possible should also be greened and only the most necessary areas will be sealed. That's one of the reasons of the large roof garden on the ground floor. Part of rainwater is stored for irrigation also.
The building should also have a neutral energy balance and be operated with zero CO2 emissions. This will be achieved on the one hand with structural measures and a corresponding building services concept on the consumption side and on the other hand with almost 300 square metres of photovoltaic cells on the production side.
An automated shading system with vertical awnings and an equally controlled night cooling system will ensure a pleasant indoor climate even without air conditioning. At the same time, the night-time cooling system also uses sensors to regulate the humidity.
Of course, tenants can manually override all parameters at any time.
The hot water supply is ensured by two air-water heat pumps. They produce hot water during the day, which is stored in a tank. A heat exchanger heats the required service water 24 hours a day according to demand. In contrast to direct water heating with solar thermal energy, this system can produce excess electricity on sunny days, while the surplus on hot water could not be used.
Electrical devices in the A+++ standard should also contribute to the lowest possible power consumption
On the production side, the photovoltaic panels supply approx. 85MWh per year. According to calculations, this should cover the annual demand of the building.
Quality & Architecture
The apartments are also to set new quality standards in terms of architecture, planning, construction and finishing.
All floors will be fitted with impact sound insulation, the sanitary installations will be soundproofed using Geberit pre-wall systems and pipes. The windows will be double glazed with Jansen profiles. Solid concrete ceilings are also being used for optimum sound insulation between the floors and apartments. Experts from Switzerland will ensure quality during the expansion.
The architecture will also contribute to this. The apartments have spacious and bright floor plans with large windows and sophisticated layouts. The automated shading system nevertheless prevents heating. Each apartment has at least one terrace of 13 to 20 square metres with a direct view pver the green areas of the new golf course. The building deliberately has no walls to the main road and is intended to be open. It fits into the terrain with its division into two parts and the structured brick façade creates a high recognition value.
The large and 8 m high entrance hall should reflect the representative character of the building, as should the generous and luminated staircases.


In addition to high-quality materials and their finishes, such as sanitary appliances from Laufen, Italian porcelain stoneware, NEST125 kitchens with Miele appliances, the quality of the finishing work also includes building automation and, of course, a separate Wi-Fi per apartment. In the intelligent home, the tenant can use the permanently installed tablet to control and monitor lighting, communication with the concierge and, if desired, music, in addition to shading and ventilation.
Services
Residents have their own underground parking spaces, an outdoor pool (heated), fitness room, sauna, relaxation room and the large garden terrace at their disposal. If possible, a small bistro should be installed on the ground floor.
The apartments are fully serviced, so a concierge at the entrance is available for various services and controls also access. The tenant can also request services such as housekeeping, laundry service, shopping etc. as required.
